Red Tower Capital’s Fix & Flip Loan Program provides experienced fix & flip developers and investors quick and reliable financing options for fix & flip. RTC’s Fix & Flip Loan Program greatly increases a borrower’s ability to acquire, improve, and/or rehab properties.
RTC’s Fix & Flip Loan Program offers flexible loan terms, usually 6, 12 or 18 months. We usually lend on Single Family Homes, Duplexes, Triplexes and Fourplexes, but we can also lend on other properties.
The main requirement is that the borrower have recent flipping experience. Underwriting is targeting 3 transactions in the past 24 months, but exceptions can be made.
Advantages:
- RTC will fund up to 85% of purchase price and up to 100% of rehab costs.
- Usually 65% of After Repair Value (ARV). Up to 70% by exception.
- RTC requires significantly less documentation for loan approval than traditional lenders including banks and credit unions.
- RTC’s Fix & Flip Program offers loan terms from 6 to 18 months giving the Borrower sufficient time to rehab and stabilize their investment.
- Interest only.
- Quick underwriting – often as low as 7-10 days from complete package to close.
